Home sales in Charlotte’s Center City continue to climb upward as the year ended with 340 sold (331 condos / townhouses, 9 single family). That’s up 2.1% from 2015 but still off from the 2007 highs of 463 units. In context though, 340 sales in Uptown is quite remarkable when you consider that only 7 of the units sold were new construction (because that’s all that was available for sale) and there were 212 units that comprised the 463 sales in ’07.
The median sales price for homes in Uptown Charlotte finished the year up 5% to $263,000 with the average sales price of a condo / townhouse reached $303,398.
Other items of note for Uptown Charlotte:
- The Months Supply of Housing (the index that we use to determine how quickly homes are selling in particular neighborhood) dropped 23.8% in 2016 to just 3.2 months.
- The Days on Market (the number of days a home was on the market before going under contract) fell 32.4% to only 23 days. To find a lower 12 months stretch, you’d have to go all the way back to August 2007.
- Sellers received 96.6% of their asking price, which is up .9% from the year prior.
