2016 was a great year for home sales in the west Charlotte neighborhood of Wesley Heights. Home sales were up 21.6%, ending the year with 45 homes sold. That would mark the best year for Wesley Heights home sales since 2008 when sales peaked at 73. Taken in context, 43 of the units sold in 2007-2008 were new construction (this would have been about the time Lela Court was wrapping up sales) and 2016 saw no new construction sales in Wesley Heights. When you exclude the 2007-08 new construction sales to reveal just equivalent existing construction sales, 2016 was the best year for home sales for Wesley Heights likely since it’s founding.
Median home prices increased 10.4% to $262,000 with average sales prices topping out at $293,255. The average days on market fell to just 51 days with the months supply of housing increasing slightly to 4.7 months. Sellers also received 96.5% of their asking prices, however homes that are priced appropriately are selling at or over asking prices.
