About Dilworth
The Charlotte neighborhood of Dilworth is located south of Uptown / Center city. When developed in the 1890's, Dilworth was designed to be Charlotte's first streetcar neighborhood. Today, the streetcar is no longer however what remains are charming bungalows with front porches, the occasional new-construction home, tree-lined streets, and an eclectic mix of offices, shops, and restuarants. Mass-transit riders are served by the CATS bus system and the LYNX light rail to uptown.
Real Estate in Dilworth
Dilworth has a mix of bungalows, colonials, cape cods, and even the occasional townhouse and condominium. The proximity to uptown led to a building and renovation boom in Dilworth over the last five years. As a result, while many of the homes may have the original exterior character, the interiors feature modern kitchens, bathrooms, etc.
A 2,200 sq. ft. single family home starts around $475,000 and it may or may not include a off-street parking. With the lots being smaller than in nearby Myers Park, most Dilworth homes have very little in the way of off-street parking and others have nothing more than a simple driveway. Buyers looking for a home in Dilworth need to be aware of the following:
- Burried underground oil tanks: During the transition from coal to oil, many of the homes had oil tanks buried in the yard to hold fuel. When the transition from oil to gas occured, the underground tanks were filled with sand and the filler necks cut off. If your plans involve installing a swimming pool, it is absolutely critical that you located your storage tank and find out the cost for removing it. It can be expensive.
- Updated plumbing and wiring: With most of the homes being constructed in the twenties and thirties, knob and tube wiring was how a home was serviced then. Today, knob and tube wiring is not acceptable with many lenders and insurance companies refusing coverage on such homes. If the home never had the plumbing lines updated, it may have galvanized plumbing which has a tendancy to rust from the inside out.
- Radon: Radon is very common in Dilworth and a radon test on the main level of the home is absolutely essential. Remediation involves the installation of a radon fan and vent similar to a chimney.
