Before our first appointment, review the following documents as, in addition to a normal listing agreement, they outline the information that we will need to assist you in a short sale. Your mortgage servicer may also have their own package and application specific to your situation. A quick call to them or a visit to their website may reveal what is available. Chase, Citi, Wells Fargo, and Suntrust have specific applications that must be completed and submitted with the short sale proposal.

Short Sale Client Information Sheet

This worksheet is the basic information that we will need to start working on your short sale listing file.

Authorization Letter

The Authorization Letter allows us to speak with the bank on your behalf. We will need this document back and signed along with the listing agreement. We will need one for each mortgage.

Financial Worksheet Info & Sample Hardship Letter rev 2/6/09

This financial worksheet contains all of the documents that we will use to demonstrate your insolvency to the bank. Keep these documents handy since we may need to update a few item once an offer is received.

If you prefer, you can ask your accountant to compile for us what is necessary and send us a personal profit and loss statement.

You will also need to write a hardship letter and submit it with your financial information.

IRS Form 4506: Request for Copy of Tax Return

This form allows the mortgage company to receive a copy of your filed tax return to ensure that the information that you've provided is accurate.

Household Income and Expense Worksheet

For salaried or unemployeed clients only. Self-employed clients must provide a profit and loss statement of their business.
