I saw this home listed and was concerned with the colors scheme. Most of the home seemed dated in color and style. As a Color Expert, I would have neutralized just a bit and replaced just a few pieces so the home would present better. Did it sell? It's really in a fantastic location.

I for one am very interested in finding a prime lot in Edenmoor and want to be in there running at the ground up as it resumes its functional activities and enough of the various builders are committed there in order that one has a choice to make. That IS where I want to live. Do NOT like the idea of all open wrought iron fences, however. Does this not make sense that people who have dogs will then have noisier dogs? The more they are stimulated by outside visuals, the more they will bark.

Couple main issues that he doesn't address here, for the underwater person:

1. selling your home in order to "downsize," nearly impossible for most

2. if you happen to sell your home, where does the $30,000 come from to pay off the mortgage at closing? Not many people have $30k lying around

3. even if you have the $30k to pay off mortgage, you still need a down payment on the new house. Where will this come from? That's another $20k out of pocket.

All in all, looking at nearly $50,000 in cash needed to make this kind of move. And this example is for a below median priced situation. Most people would need upwards of $75,000 to make this happen.

I sure hope so as we all have lots of friends in the construction trades that have been barely hanging on for the last four years... if at all. These folks were buying trucks, tools, employing others and fueling our local economy. We need all of these tradesmen back to work.

Like you, for awhile it seemed that everywhere I went there were entire neighborhoods of unfinished homes. But recently I've seen more and more of them start back up and start to build again. I do hope this is a sign of a turnaround because I know so many folks that are in the construction business that are out of work.

Ben, thanks for reading. The data put out by the CMLS varies from what I post here in a few ways. First off, I run my dates from the beginning of the month to the end of the month. They run the 9th of the month to the 9th of the next month (or something very close). Next, they use status change date instead of sold date to report sales, which has a profound affect on the number of sales that appear in any report. In an earlier post, I uncovered that Status Change Date stats contained more sales plus sales from 2009, a few from 2008 - all that had been recently manipulated which made them appear to get counted again. I like price-per-square foot a lot more than average prices (prefer median to average when available) as fewer sales like we are experiencing now tend to drive average sales prices up but when you examine further, you'll discover that larger homes are actually selling for less. So average up but $ sq ft down.

Finally, I prefer to look at the original list price of a listing rather than the final or last list price. This is the first time I can recall that the values were so vastly different. Typically, the variance is more like 10-15% different.

Jonathan,

Where are you getting your data that says home are selling for only 69.5% of original list price? How has the average sales price actually INCREASED in 2011 compared with last year and yet the homes are selling for only 69.5% of list price???

According to CMLS records, in April, there were 1646 homes closed in the metro-Charlotte area and they closed at an average of 94% of list price compared to 95% of list price in 2010. The Days On Market has actually DECREASED (which is a good thing) from 135 to 124 DOM in April of this year compared to April 2010. The average closed price is $209,795 which is UP approximately 1% from last year's average price of $207,759. When you take into account many of the first time buyers bought last year because of the tax credits offered, this number is probably even stronger than the numbers indicate.
