Seller Marketing Plan

The three P’s to successfully selling a home into today’s market is 1. Proper Pricing, 2. Promotion, and 3. Standout Presentation.  Missing any of these three will leave you with an incomplete marketing strategy and will end up costing you money in the end.

Our marketing plan has a proven track record of success.  In 2011, our sellers received 96.3% of their asking price while the average agent earned their seller only 89.4%.  On a home selling for $250,000, our clients earned $17,250 more than our competition.

Pre Listing:

Complimentary 1 Hour Appointment with Home Stager Barbi MacKinnon, TheStagingGirl

Staging is the most critical part of the Presentation process.  In 2004, staged homes sold on average, in half the time non-staged homes and for 6.3% of their asking price compared to non-staged homes.  In today’s market, staging your home for sale is even more critical as buyers are previewing homes online and excluding ones that are not standouts.

After the listing agreement is signed, sellers are offered a 1 hour home staging consultation with Barbi MacKinnon at our expense.  Barbi will provide written game plan to improve the presentation of your home and can even recommend vendors to complete the improvements quickly and cost-effectively.  Visit her site to learn more about the services that she can offer to improve the presentation of your home.

Professional Photography & Virtual Tours

According to the National Association of Realtors Survey or Buyers and Sellers, multiple listing photos and detailed listing description are the two most important items Buyers used when finding their next home.  With thousands of homes for buyers to choose from, we want our listings to stand out by promoting them with professionally taken photos.

Most listings are photographed by amateurs with little experience in how to use equipment, the flash, lighting, etc.  As a result, the pictures look terrible, feature more of the seller’s personal items than the home, and do more to hinder the selling process than hurt.  Poorly photographed homes receive fewer showings in person but can have a high internet traffic count as buyers are rejecting that property at first glance.

On some listings, we utilize Virtual Tours as well to show off the layout of a home, provide perspective.  Unfortunately, most sites that host virtual tours are not mobile optimized with responsive design and a result, no longer have the impact they once did as Buyers are searching for homes via their iPhone, iPad or Android device.

The Listing:

Syndicated More Our Competition

Our listings are syndicated locally and nationally to all major real estate brokerages including Keller Williams Realty’s kw.com, RE/MAX, Coldwell Banker, Allen Tate, Weichert, Century 21, to name a few.

Additionally, as a part of the Keller Williams Realty network, our listings are promoted and featured on national real estate portals such as Trulia, Realtor.com, Homes.com, Yahoo, Zillow, Craigslist, and AOL.  The Keller Williams Realty Listing System (KWLS) is so powerful that KW.com actually has 16% more active listing inventory than even Realtor.com

Quite simply: if a buyer is using just about any website to search homes for sale in your area, they’ll find you!

As our listings are syndicated, they are users are led back to our site, CharlotteHouseHunter.com, where we have the most information on your home than anywhere else on the internet.

Enhanced Where it Matters

On Realtor.com and Zillow.com, our listings are enhanced which allows your listing to stand out by higher placement on those sites, numerous photos, lengthy description, and promotion of open houses.  Enhancements allow your home to stand well ahead of the competition.  View our enhanced listings on Realtor.com

And this is just the beginning to our marketing plan.  To learn more, contact Jonathan Osman at 704-960-1725 x 100 to schedule a listing consultation.
