What Does It Cost To Sell My Home?

The fees to sell a home in either North and South Carolina are about the same but the values change slightly.  We have a self-service Seller Net Sheet that is available or you may simply request one via the “Contact Us” page.  Here’s a breakdown

 

 

North Carolina:

Purchase Price minus

-Pro rated taxes and homeowners association fees (if any)

- Real Estate Commissions and Fees

- Attorneys Fees

- Recording Fees (purchase price multiplied by .002%)

- Miscellaneous fees (Homeowners Association transfer fees, payments to the Buyer for repairs etc)

- Pay off of any mortgages.

Here’s what that looks like on a home that costs $125,000, taxes of $1200 annually, real estate commissions of 6%, attorney fees totaling $600, no hoa fees, an existing mortgage of $50,000 and closing on January 31:

Purchase Price: $120,000

- Pro-rated taxes: $101.92

- Real Estate commission at 6%: $7,200.00

- Attorney fees: $600

- Recording fees: $240.00

- Misc fees: $0

- Existing Mortgage: $50,000

Net to Seller at closing: $61,858.08.

South Carolina

In South Carolina, the recording fees are .00375% instead of .002%.  Otherwise, the charges are exactly the same.
