This month, we are unveiling our new listing program that we’re calling JANDA Select and for most homeowners, it is the smartest way to sell their home. Here’s how it works:
First, we don’t believe in doing anything half way so JANDA Select is a completely full-service listing at a flat rate. What that means is, regardless the price of the property, our clients will pay the same listing fee of only $4,950. That’s in contrast to a typical full-service listing where the listing commission is percentage-based, usually around 3% with another 3% for a buyer’s agent. For example on a property with a selling price of $300,000, our program would allow our client to keep an additional $4,050 of their hard-earned equity over a comparable 6% listing.
Keep in mind that $4,950 is only the listing fee. We recommend offering a 3% buyer agent commission to encourage represented buyers to view your property.
So What Do You Get for the Money?
This is a completely full-service listing with backed with our incredible marketing and promotion so our clients receive a MLS and social marketed listing, professional photography, 3-D virtual tour, assistance with showing the property, offer negotiation with an experienced broker, and closing support. Unlike most flat-fee real estate options, marketing and realtor support are not al la carte.
What Makes This Superior to the “Direct Buyer” Services?
The direct buyer options seem to be flooding the Charlotte market at the moment as a result of the housing market being so competitive. However, it’s important to keep in mind their business model and who they represent. These are investors with deep pockets and very clever marketing but at their core, their business is to represent themselves. In order to remain viable, they need to purchase as low as the market will permit and sell at a profit at a later date. Some investors charge on the current owner to pay for expenses to renovate and market the property for the investor’s eventual sale. While this may fit a need, it’s not everyone’s need.
Our home selling clients want to maximize the profit from their homes and keep their hard-earned / paid equity. Our firm doesn’t even engage in dual agency so our fiduciary duties remain with our Seller clients throughout the transaction.
Is this limited to properties only in Charlotte?
Not at all. All property types are eligible in the communities surrounding the Charlotte including Union, Cabarrus, Iredell, Lincoln, Gaston, York, and Lancaster as well as all of Mecklenburg county.
What’s the Catch?
This has been the most asked question – what’s the catch? If it sounds too good to be true, it usually is and there’s something that we’re holding back. Unfortunately for those looking for a catch, there isn’t one. Part of the reason why I launched Jonathan and Associates (JANDA) as an independent real estate firm was to allow for us to respond to the market conditions. Pairing our proven marketing plan with flat-fee pricing seems like a win-win combination for us and our clients.
